Chiang Mai Land

Buying land in Chiang Mai is mainly reserved for Thai citizens or Thai companies, but this hasn’t prevented a large number of foreigners with Thai spouses from buying. Others have set up companies as a channel for acquiring land but this has come under scrutiny from the authorities determined not to let ’proxy arrangements’ subvert the law. Unlike Phuket or Samui there are very few examples of company arrangements to by-pass this restriction.

The city limits of Chiang Mai are rapidly expanding, due to a new network of highways and many house projects are under development. Buying land as an investment happens less as the growth areas are all in developed urban areas.

But one advantage to real estate in Chiang Mai is the low price of land. Buying land in Chiang Mai has become very popular; land in Chiang Mai city district can cost less than 3 million baht, adding to this the cheap building costs and an excellent choice of material suppliers it is affordable to owner-occupiers and many build houses as apposed to purchasing a completed house.

Although mainly targeted at the Thai middle class, this has proven popular with foreigners, particularly those with a Thai spouse to own the land. The luxury of a garden and space is very affordable in Chiang Mai and typically foreigners might buy a rai or more, usually to keep a distance between them and their neighbours.
