Real estate on Koh Samui is widely advertised, mostly via the many estate agent offices that dot the island. Most developers and agents have there own websites to attract interest from international buyers. Additionally, a wide range of properties can be found in the pages of local real estate publications.

Recently, Koh Samui has seen an influx of international developers, investing large amounts of capital in ultra-luxury developments around the island, actively targeting wealthy foreign and regional buyers. Many of these developments are residences within full service gated communities that allow their buyers to supplement the value of the property with an income from holiday rentals. At the top end of the market, prices as high as 3 million USD have been paid for beachside villas, and with the availability of coastal land diminishing, Koh Samui has seen a rise in mountainside developments that offer the added advantages of privacy, as well as stunning seascapes.

At the low-end of the market there are still many smaller bungalow-style developments on Samui, often built in a complex around a shared swimming pool, properties like this are available for as little as three million Baht. Due diligence is always recommended, particularly with regard to ownership documentation and legal ownership procedures.

Many see the property market on Koh Samui undergoing a change, with prices varying enormously, this is depending on a whole host of factors far beyond size and location. Investments from 2 to 8 million Baht are continuing to attract interest, but the mid-level property market is relatively quiet in contrast to its previous period of growth. Some have predicted that another boom is soon to follow; many investors believe Samui will mirror the development path of Phuket, with a well-established property sector eventually offering long-term security to investors and residents.

Buying property on Koh Samui can be a rewarding investment option if you proceed with some caution. Your money will not go as far as it might do in other parts of Thailand, but compared with Western markets there are still plenty of bargains to be had.
