Phuket Land

Phuket is an island roughly the size of Singapore, although much of the prime west coast seafront land has been snapped up there is plenty of land for sale. Further back from the beach in the hilly hinterland there are more opportunities for sea views. Many are realizing that the cheaper land away from the busy and desirable areas is equally suitable for second or retiree homes, while still having the advantage of good access to Phuket town, the malls and facilities.

The biggest impediment to land ownership is the Thai law that forbids foreigners owning the land. Many foreigners place the ownership in the name of a Thai spouse or company that has only 49 percent foreign ownership. A foreigner however can own the buildings freehold. Another option available in order secure land is a 30 year renewable lease. However safeguards need to be written into the contact, as any sale of the land would render the lease invalid. With a good lawyer, good advice and estate agent, people can generally buy with peace of mind and security.

There are several types of land ownership in Thailand, but you should always consider a deeded property. The deed in Thai is called a chanote and a lawyer will be able to help with the land transfer. Using a lawyer will help you understand the process in more depth and help with the language and legal barriers.
